    How many plan sets do I need?
    A. The number of sets you will need can vary depending on your specific situation. Besides a set for yourself, you will probably need sets for your builder, mortgage lender, local building department, and any subcontractors who need one.

    Can I purchase one set of plans and have them copied?
    A. All our blueprints are protected under the copyright law and cannot be copied. It is more cost-effective to purchase multiple sets at the time of your original order. However, if you need additional sets, they can be purchased at a special price within sixty days of your original order.

    Can I return the plans?
    A. Because our plans are copyrighted, we cannot allow refunds or exchanges.

    How is the total living square footage determined?
    A. Square footage is calculated from outside the exterior frame, and do not include garages, unfinished basements, attics, porches, decks, garages, etc. For brick, it is calculated to the outside face of the brick. Stairs are counted once. Balconies and open walkways in two story areas are included in square footage. The upper portion (without floor) of a two story space is not included in the square footage.

    Do you make modifications to your plans to meet local codes?
    A. We cannot make changes to meet your local building codes. At the time of creation, our plans are designed to conform to the CABO One and Two Family Dwelling Code, which is compiled from BOCA, SBCCI and UBC Building Codes. National and local building codes vary with location and change from time to time. Consequently, it may be necessary for you to meet with a local builder, architect or other construction professional to review your local building codes and make any changes to the plan these codes may require.

    Do you make modifications to your plans to meet personal preferences?
    A. We offer design modification services to meet your personal preferences. Our staff is available to answer questions about our plans and the feasibility of the changes. Please consult the Design Modification Services page of this website.
    Q.
    What is a reproducible vellum?
    A. YOUR BEST VALUE: Reproducible vellums are ideal if you intend to make changes to a plan. They allow qualified architects and engineers to modify the design without having to completely redraw the plans. We recommend you consult the professional making changes before purchasing. The purchaser is permitted to reproduce a maximum of 10 sets of plans from the vellums. If you intend to build a plan more than once, contact our sales and support team for more information.

    What if the plan does not come with the foundation I need?
    A. Most of our plans come on a full height basement foundation with others available on a crawl space or slab. If the plan you have selected was not designed for your preferred foundation, we can modify your plan's foundation structure. Please consult the Design Modification Services page of this website for additional information.
    Q.
    Why aren't HVAC, plumbing and electrical details included?
    A. Because local codes, climatic requirements and commonly used systems vary dramatically throughout the country, we do not include this detail on our plans. Likewise, we do not know which direction the water flow will enter your house or where the electrical feed will enter. Your local HVAC contractor, plumber and electrician can determine the best layout for your new home.

    Do you have study plans?
    A. Full sets of construction drawings are available for each of our homes. However, detailed study plans, other than those found on this website, are not available.

    Do you have Materials list for the plan?
    A. Material Lists are not available for the plans.

    Once I have purchased my house plan, how many times may I build it?
    A. As the registered purchaser of a plan, you are licensed to build only one structure (including derivatives) from the plans, regardless of the number of plan sets you have purchased. If you intend to build a plan more than once contact our sales and support group for more information. NOTE: Plans are registered to the purchaser only. Reselling or transferring plans is prohibited and subject to license violation fines.
